Living in Gijón

Gijon is a coastal city in the province of Asturias, and it is not the provincial capital. Oviedo is. INE still lists Gijon among its principal cities, so it appears in census tables that otherwise cover capitals only. Its population depends on which operation you read. INE's Censo Anual de Poblacion puts it at 271,259 at 1 January 2025, INE's padron at 269,894 on the same date, and SADEI's residente de referencia series at 271,237. Three official figures, one date, none of them interchangeable.

Prices here are asking prices from Idealista's July 2026 report, not sale prices. Gijon's municipal figure sits above the figure for the province of Asturias, so the line about a cheap northern city does not hold against its own region. That province figure is also the one we show on our Oviedo page. It is one observation covering both cities rather than a description of Gijon's surroundings. Six of the seven districts Idealista lists carry a price; Somio - Cabuenes does not.

Two things to know before you read further. We have not been able to establish AEMET climate normals for Gijon: four fetches across two station codes returned the right station, the right municipality and the full column headers, with no values at all. And Gijon's reference hospital is Cabuenes, not HUCA.

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Population weight without capital city status

    INE's Censo Anual de Poblacion counts 271,259 residents at 1 January 2025 and lists Gijon among its principal cities, even though Oviedo, not Gijon, is the provincial capital of Asturias.

  • A reference hospital settled by decree

    Asturias redrew its health map under Decreto 86/2025, reported as in force from early 2026. Gijon sits in Area III, Oriente, with Cabuenes as its reference hospital. The assignment is recent, published and unambiguous.

  • Asking prices still below the 2008 high

    The July 2026 municipal asking figure is below the highest Idealista has recorded for Gijon in this series, which it printed in January 2008. That series tracks asking prices, not completed sales.

  • Real spread between the priced districts

    Centro and Este carry the highest asking figures of the six priced districts, and Oeste and Periurbano the lowest, so one municipality offers entry points at very different levels per square metre.

  • Two rail gauges and a regional airport

    Renfe runs a Cercanias Asturias nucleo covering the city, and the metre gauge network now called Renfe Cercanias AM serves it. Aena puts Aeropuerto de Asturias, in the municipality of Castrillon, at 2,051,342 passengers in 2025, a count of passenger movements rather than tourists.

The case against

  • We could not establish the climate normals

    Four AEMET fetches across two station codes and both site locales returned the correct station, the correct municipality and the full column headers, with no values and no explanation. We cannot tell you Gijon's rainfall or sunshine.

  • District names that tell a buyer little

    Five of the seven district names Idealista lists are compass points or positional labels, Centro and Periurbano among them. One figure for Este covers a lot of ground, the barrio tier below it is outside our scope, and Somio - Cabuenes carries no price.

  • Above the province figure, not below it

    Gijon's asking figure sits above the one for the province of Asturias, so it is not a cheap corner of its own region. That province figure covers Oviedo as well and describes neither city on its own.

  • Population and origin figures need labelling

    Three official figures exist for 1 January 2025, from INE's censo, INE's padron and SADEI. The largest foreign born group is Venezuelan while the largest by nationality is Colombian. Unlabelled, either figure misleads.

  • Rail detail we have not established

    No operator published Cercanias line list was obtained for Asturias, and station level high speed service was not established. The Variante de Pajares opened in November 2023, but the source naming it names no Asturian station.

Where you might be better off elsewhere

Gijon is a thin page, and it is fair to say why. We have no climate normals for it, its district grid is coarse, with five of the seven names given as compass points or positional labels, and we publish nothing at all here on cost of living, schools, crime, air quality or housing stock. Thin data is not the same as a bad place to live. This is a working Atlantic city with an unambiguous hospital designation and a price grid with real range in it. But if you want more detail, read the other northern cities alongside it. Oviedo, the provincial capital, has an AEMET station inside the city with a published set of normals, and it shares the province price figure and the airport with Gijon. Santander gives you Cantabria's Area I and Valdecilla, though its Cercanias C-3 is only partly reopened and the interruption is not over, and one district price there needs hedging. Bilbao adds a metro and a tram, and Vigo's station, in Redondela, records both more rain and more sunshine than Bilbao's, in Loiu. Read Gijon for the city, and those four for the numbers Gijon does not give you.

What is the weather like in Gijon?+
We have not been able to establish it. Four fetches of AEMET's climate normals, across two station codes and both site locales, returned the correct station name, the correct municipality of Gijon and the full set of column headers, then printed no numbers and no message explaining why. That is a gap in what we could retrieve rather than evidence that no normals exist, and we will not fill it with Oviedo's station or a regional average.
Which hospital would I be referred to?+
Cabuenes. Asturias abolished its eight health areas and replaced them with three under Decreto 86/2025, published in the BOPA on 30 June 2025 and reported as in force from early 2026. Gijon falls in Area III, Oriente, whose reference hospital is Cabuenes, and that area also absorbed the former areas VI and VIII. Oviedo is in Area II and goes to HUCA. Any guide naming HUCA for Asturias as a whole, or using the old area numbers, is out of date.
How many foreign residents live in Gijon?+
Two answers, both from INE's Censo Anual de Poblacion at 1 January 2025, because there are two measures. By nationality, 21,215 residents hold a foreign one. By country of birth, 36,584 were born outside Spain. Both counts are INE's own published figures rather than something we derived. The two count different things and the gap between them is wide here, so treat any single figure quoted without its measure with care.
Which are the largest foreign communities?+
It depends on the measure, and the answer flips. By country of birth the five largest groups are Venezuela, Colombia, Cuba, Argentina and Romania. By nationality they are Colombia, Venezuela, Romania, Morocco and Ukraine. Those are the five largest in each list rather than the full set of origins. The country rows are INE's own; the tables they come from publish no foreign total, so any total assembled from them would be ours and not INE's.
How good is the price data by area?+
Coarser than we would like. Idealista's July 2026 report lists seven districts for Gijon and prices six of them; Somio - Cabuenes has no figure. Five of the seven names are compass points or positional labels, Centro and Periurbano among them, so a single number covers a lot of ground, and we do not publish the barrio tier below it. Note also that the unpriced district Somio - Cabuenes shares a name with the reference hospital and is a different thing entirely.
Is Gijon cheap by Asturian standards?+
No. Idealista's July 2026 asking figure for Gijon sits above the figure for the province of Asturias, so it is not a bargain against its own region. That province figure is also the one we show on our Oviedo page: Asturias is a single province and a single autonomous community, and one observation covers both cities without describing either one's immediate surroundings. Every figure here is an asking price, not a sale price.
Which population figure should I use?+
Name the operation and stay with it. At 1 January 2025 INE's Censo Anual de Poblacion gives 271,259, INE's padron gives 269,894, and SADEI's residente de referencia series gives 271,237, with 272,262 at 1 July 2025. All are official, all share one reference date, and none converts into another. We use the Censo anual figure throughout this page, because that is the operation the foreign resident counts come from.
How is Gijon connected?+
Renfe operates a Cercanias Asturias nucleo covering the city, and the metre gauge network is Renfe Cercanias AM, renamed from FEVE in 2021, so official pages and guides still printing FEVE are behind. We could not obtain an operator published line list for either network. The Variante de Pajares opened on 30 November 2023, but no operator source we found puts a high speed service at a named Asturian station. Aeropuerto de Asturias sits in the municipality of Castrillon.
What are the costs of buying property in Gijón?+
When buying property in Gijón, budget for property transfer tax (ITP) of 8% up to 300.000 € (9% up to 500.000 €, 10% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Asturias rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Gijón?+
Annual property ownership costs in Gijón include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Gijón within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Gijón?+
When selling property in Gijón, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Asturias as anywhere in Spain. Plusvalia municipal is set by the town hall of Gijón and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Gijón no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
